How to demolish a house

This is the second post in my multi-part blog series on residential property development. In this post i will be discussing the demolition (or demo for short) of a existing home.

How do you demolish a house? I already bought the house, but I don't want the old house there. What do I do? You demolish. The first step is you also have to get the necessary permits from the city to demolish a house. You also want to make sure the area is safe for others. Then you are ready to start.

First you have to find a trusted company with a fair price. Once you have done that they will begin. They can either use the backhoe technique (you can watch this 2 minute and 48 second video https://youtu.be/mgCVe8UpglM) or they can use a claw (like in this video https://youtu.be/I88zcWdhiQQ.)

Demolishing a house can take as little as 2 to 3 hours to demolish one single family home. But before you demolish a house you have to check for asbestos. Asbestos is a material that was used from 1930’s-70’s for fire prevention in things like floor tiles, ceiling tiles, windows, drywall and siding to name a few. It was found to cause cancer in the 1970’s. If there is any asbestos it has to be removed and disposed of. This is called asbestos abatement. For example, two recent properties my parents bought needed to be abated. Being abated is how you safely remove asbestos.

Now that you have purchased the property and demolished the existing home it is time for step 3 the excavation process. Stay tuned for my next blog covering excavation.
