ABOUT 3 SQUARE
Denver-based 3 Square Development is a boutique, luxury real estate development firm. Each property is given individualized care, distinctive finishes and nuances that are unexpected in newly constructed speculative homes.
3 Square is committed to the communities where they build as well and gives back $10,000 among the neighborhood public schools in which the home is located and $5,000 to local non-profit Savio House, each time a 3 Square home is sold.
MEET STEVE & JULIE
Steve and Julie Williams are the owners of 3 Square Development. After 20+ years at various Fortune 500 and start-up companies, they decided to take their previous experience in real estate investing and their passion for Denver and turn it into their full-time business.
After 15 years of real estate investing on a passive basis, it was time to leverage their corporate experience in financial management, negotiations, networking and marketing to build an active real estate development business. Their complementary skills allow them to focus on separate parts of the business while coming together day-to-day to manage various aspects of the projects.

STEVE
Raised in Ohio, Steve graduated from The Ohio State University and began his career in the telecommunications industry. He spent over 25 years as a sales management executive working for large Fortune 500 companies including AT&T and Sprint and most recently with Boulder-based start-up, Zayo Group. Zayo was a privately held company in early 2008 when Steve joined as Vice President of Custom Solutions. Zayo did an IPO and went public in 2014 and is now a $14B Company. Steve left his role as Senior Vice President to focus full-time on real estate development.
At 3 Square, Steve‘s areas of focus include deal analysis, financial modeling, contracts and contractor management. Steve utilizes his experience to ensure solid project selection and delivery.

JULIE
Julie was born and raised in Ohio and graduated from The Ohio State University. She spent 20+ years in advertising and marketing with large companies like DDB Needham Chicago and Motorola. She started her own consulting business in 2000 and developed marketing, communications and training programs for clients including Mercedes-Benz, ADT Automotive, Indian Motorcycles and others. Most recently, she led a large product training team for BMW, North America covering the entire U.S.
As a licensed real estate broker, Julie manages all aspects of the property transactions for 3 Square. This includes sourcing original properties for development and all the buy- and sell-side processes. Her vast experience in the luxury automotive market and the mindset and buying behaviors of luxury clients, lends itself seamlessly to the luxury home market (“Two of the biggest purchases you make during your lifetime!” (home and car) she says!) Additionally, Julie oversees the interior design and marketing aspects of the company.
